Can't touch this! It's Hammer (and nails) time
Friends, Romans, Countrymen lend me your ear. This is the email I received from my realtor:
Congratulations on your accepted contract! Yesssss, the purchase contract I submitted was accepted and now I have 15 days to get the estimate from contractors on how much it will cost to build a triplex on my nearly half acre lot. I have set up 2 appointments so far this week and I'll try to get at least one more estimate before I make a decision. I paid full asking price with the hopes of starting with a triplex and then being able to build at least one or two more 4 unit buildings within the next year! I'm so excited. Not just about the acquisition but also about being able to really be hands on in the whole construction process- from learning about material costs, labor, how the process is carried out from beginning to end- learning about construction costs, and how contractors can manipulate numbers so you're getting shafted because you're ignorant and simply don't know or understand the business. Fortunately, with my work schedule- I don't go in until 3pm Tues to Friday- I will be able to be at the site, if not every single day the work is being done, every other day- and believe you me they're gonna think I'm part of the crew they'll see my face so much. Knowledge is key y'all and even scriptural : Hosea 4:6 says "My people are destroyed for lack of knowledge". God may be talking about knowledge of His word and the understanding of His word, but that spiritual principle is just as crucial in the natural world. But isn't it so ironic how we as human beings can be so flippant and arrogant when we rely on our own human standards and precepts that directly contradict Gods word and then think we're doing something. I believe the scriptures sum it up like this: 1 Corinthians 1:25 says "For the foolishness of God is wiser than human wisdom, and the weakness of God is stronger than human strength". What comes to my mind is the walking poster child for 1 Corinthians 1:25 in the form of this boisterous, blusterous, pseudo, wanna be leader paraded daily on television trying to convince the world how the great U.S. has conquered the CoVid virus (highest number of deaths in the world) with all of the greatest testing, and greatest leadership that has ever existed since man walked the earth, while at the same time we get daily reports about darn near the whole White House walking around CoVid positive! They say the Lord takes care of children and fools so I guess he's covered twice! Any hoo, I will be sure to share with you my experiences both good and bad, because undoubtedly there will be both and hopefully I will have better, informed knowledge for my future investments. Proverbs 4:7 says"... get wisdom and with all your getting get understanding". I pray for God's wisdom and that I use wisdom and learn as much as I can so that I may know and understand the construction end of real estate investing to the glory of God in the name of Jesus Christ, my Lord and my God.
